What is being proposed?

 

An outline planning application is being prepared for a major commercial scheme.  The proposals will establish the maximum development parameters, access arrangements and overarching design guidance that future planning applications (‘the reserved matters’) must adhere to.

A parameters plan detailing the outline elements of the proposed scheme will be submitted for approval. The illustrative masterplan shows how the scheme could be laid out with the final layout to be determined as part of future reserved matters submissions.

​

The proposals comprise the provision of up to 41,000m2 of commercial buildings, access, parking and landscaping on a site which is allocated for those uses.

The existing nature reserve will be protected as part of the proposals with suitable set back from any buildings.

​

The proposals will encourage and promote the use of sustainable transport modes, including walking, cycling and public transport, with an element of parking provision (a proportion of which will be EV-ready).

As the proposals are in outline, the exact quantity of commercial floorspace is not fixed, however an Illustrative Masterplan (below) has been prepared to demonstrate how the desired development could potentially be accommodated at the site.  The Illustrative Masterplan includes the following:

​

  • Significant employment floorspace including up to 41,000m2;

  • Active travel enhancements;

  • Internal distribution roads; and

  • Associated engineering, and landscaping.​

 

The proposed units illustrated are of varying sizes, with building footprints from 288m² to 18,600m². The total building footprint area is approximately 41,000m².

​

A consultant team are in the process of undertaking a series of surveys and technical work principally focussing on, but not limited to, highways, access, visual, noise, ecology, flood risk and drainage, air quality and ground conditions.  The forthcoming planning application will be supported by a range of technical reports which will be available upon submission via the Council’s website planning pages in due course.
